Our maintenance program is a residential or commercial schedule designed to simplify the lives of our customers by providing prescheduled service to any or all areas requested. Non-maintenance prices average 25% higher. This program is similar to our window cleaning maintenance service we successfully developed in 1999.

Terms of Use
We promise to remove snow and provide lawn care service at a set rate. Additional charges apply to snow over 10" in depth or lawn cutting at first service. Before initial service we work with each customer to meet their specific service requirements and address any special concerns.
Customers provide a credit or check debit card number to our office which is charged on the day of service or at the end of each month of service. A paid statement and receipt is e-mailed or mailed to the customer. Clients are also requested, when possible, to have vehicles or other obstacles clear from areas to be serviced.
Cancellations & Changes
Customers may cancel, skip, adjust, or postpone service at any time before we arrive on site. Changes to the scope of work to be performed should be made in advance but can at times be made during service. Life is unpredictable. We wish our customers the flexibility to know they can make adjustments as they see fit. We simply require notification before we arrive. When a customer changes a schedule the service price is adjusted by 25% on the next visit only. As long as a maintenance service is performed on schedule a maintenance discount price is applied.
Guarantee
We are proud of the excellent reputation we maintain and guarantee complete satisfaction on all services we provide. Wadleys Property Maintenance assumes liability for physical injury or property damages as a result of negligence on the part of its employees. Wadleys Property Maintenance does not guarantee the safety of individuals traveling on or through serviced areas, or property damage as a result of extreme or severe weather conditions.
Ultrasonic cleaning - This system uses the effectiveness of sound waves, which create millions of bubbles within a liquid medium to dislodge dirt and residue from many types of blinds and mini blinds. Our system is the most effective and safest on the market.
Injection/Extraction - We inject a cleaning solution into the fabric and extract that same solution in the same motion. This patented On-Site process is safe and effective as well as being efficient. We leave all your fabric window treatments on the window and clean them right where they hang.
Hand cleaning - Wood surfaces must be hand cleaned. We can hand clean your wood blinds and shutters right at your home for your convenience.

GreenFlow-Pro is a composite of coarse open cell Polyether foam (the filtering agent) and a non-porous polyurethane (the support structure) which is manufactured from greater than 50% recycled content. GreenFlow-Pro easily installs into the gutter OVER the hangers or spikes, utilizing its unique support system to provide a smooth elevated surface with a forward tilting aspect, allowing greater internal trough space so that water can flow through quickly, while enabling Debris to tumble forward and off the Gutter System. GreenFlow-Pro is manufactured to the highest standards of consistency in Material and fabrication. GreenFlow-Pro is manufactured using Premium Quality Polyether Foam, which is coated with a protective coating that provides flame resistance, strength, and extreme weathering durability for superior performance and long life. The coating contains both a UV stabilizer to reduce the effects of sunshine on the product and a germicide to prevent growth of Moss and Mildew. The next generation in innovative Gutter protection is GreenFlow-Pro. The most critical cleaning is always the first one. The potential damage to glass during this early period can be expensive and difficult to resolve. Problems can occur during fabrication, transportation and installation, as well as exposure to the construction environment, and unqualified construction cleaning. If three simple steps are followed your new glass may be enjoyed for years to come.
- First, be aware of the condition of your new glass when you or your contractor accept it and always require the supplier to provide defect-free quality glass. Ask us how we can help during this phase.
- Second, glass should be covered during the entire construction process to prevent damage. The cost to protect glass is significantly less than replacement.
- Third, have the glass cleaned by a professional window cleaner only! Contractors and homeowners alike should require license, insurance, and certification from a window cleaner the same as any other contracted worker. You may check for certifications at www.iwcci.org. With the countless problems that always seem to arise during new construction it is important to stay away from glass cleaning performed by anyone not fully qualified.
